Tenant Selection

We understand that tenant selection is incredibly important – we will not select tenants for our properties unless we would approve them for one our own properties. A great tenant is an asset to both you, your property and to us! We carry out reference checks for their employment as well as rental history or information on their property if they own properties. We also carry out a TICA check which is a Tenant check on a national online database.

Maintenance

There is no maintenance too small or too big to be carried out. We expect high rental returns for our properties and expect them to be in excellent condition for our tenants. We encourage our tenants to report all maintenance to keep us and you informed. It is then your decision to have the work carried out. We also highly regard our tradespeople so that they are keeping us very well informed on work that they are carrying out professionally and at a competitive rate.

Condition Reports
& Inspections

From the initial ingoing condition report our property managers take dozens and dozens of photos of your property to align with the written condition report – a picture does tell a thousand words! This is a service for both the landlord and the tenant to make things easier when it comes time to vacate. We pride ourselves on keeping up to date with technology. Each property manager is provided with not only an Iphone (in case of emergency photos) but also an Ipad. Inspections reports are carried out on the Ipad and emailed with photos to the owners.

Habitat Real Estate understands that communication is key. If you prefer email for contact please advise. If you prefer phone calls, please let us know. We understand that some owners are extremely busy and just want to be kept up to date through emails of their investment properties. Others want to be involved with each process. We aim to contact you verbally and then follow up with email to keep you informed. Each person is different and if you advise us of your preferred contact we can provide you with the best service possible.
