WHAT YOU NEED TO KNOW

Property Maintenance (including emergency)

We request all maintenance to be submitted in writing – email is best. There is no maintenance too small – report it all so your owner is informed. Once the owner has approved the work we will cc you in on the email/work order to the contractor so that you know that we have requested the work to be carried out. Please be aware some mistakes happen, communication or email fails so

if you don’t hear anything within 5 to 7 days please contact us to follow up. (Unless it’s an emergency maintenance)

Emergency repairs are defined under section 63 of the Tenancy Act as being:

  • A burst water service
  • A blocked or broken lavatory system
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Serious storm, flooding or firedamage
  • A failure or breakdown of the gas, electricity or water supply
  • A failure or breakdown of any essential service for hot water, cooking, heating or laundering
  • Any fault or damage that causes the premises to be unsafe or not secure

Vacating

Please note you MUST provide 14 days notice in writing of your intention to vacate before your lease expires. An email is sufficient to your property manager. We work with many companies and also can provide FULLY SERVICED options if needed, please don’t hesitate to enquire.
